Yes. Every apartment home at Authentix Gaines comes with an in-home, full-size washer and dryer — no shared laundry rooms and no extra equipment to buy. It’s one of the time-saving features built in to make daily life easier.

Select apartment homes at Authentix Gaines feature private, ground-level direct-entry access that provides a garden-style feel. Other homes are located on the upper level of our two- or three-story, garden-style buildings and are accessed through shared exterior breezeways. If a private entry is a priority for you, let our leasing team know — they can show you which floor plans currently have one available.

Every home at Authentix Gaines includes an open-concept floor plan, modern kitchen with quality finishes, hardwood-style flooring in the main living areas, carpeted bedrooms, an in-home washer and dryer, and a private patio or balcony. Specific finish packages and upgrade options vary by floor plan, and select communities offer smart home features — our team can walk you through what’s currently available.

Pre-leasing is expected to begin in spring 2027, with initial move-ins anticipated in July 2027 following completion of the community clubhouse and first residential building.

Authentix Gaines offers a range of flexible lease terms, typically from shorter options up through 15-month leases. Pricing varies depending on the lease length you choose, and after your initial term, current residents can renew on a month-to-month basis. Contact our leasing team to see the exact lease lengths available for your preferred move-in date.

Rent covers your apartment home and full access to all community amenities, including the 24-hour fitness center, swimming pool, clubhouse, and pet playground. Utilities such as electric, gas, water, sewer, trash, and internet are billed separately based on usage.

Yes —  Authentix Gaines is a pet-friendly community, and Authentix Apartments is proudly open to pets of all sizes with no weight restrictions. Both cats and dogs are welcome with pre-approval. Breed restrictions apply, while we understand that your furry friend is an important part of your family, the following purebred Guardian Breeds are restricted from our community: Bull Terriers, Pit Bulls, Rottweilers, and Dobermans. Some mixed breeds and other Guardian Breeds may be conditionally allowed. These restrictions do not apply to qualified assistance animals.

 Authentix Gaines charges a one-time, non-refundable pet fee per pet at move-in, plus monthly pet rent. Dogs also participate in our PooPrints DNA program, which carries a small one-time enrollment fee. Exact amounts vary by community — contact our leasing team for current pet fees.

Yes. Authentix Gaines will feature a leash-free pet play area where your dog can run and socialize, plus a convenient on-site pet spa for easy bath time after a muddy walk. Walking paths throughout the community give you and your pet plenty of room to stretch.

Up to two pets are welcome per apartment home at  Authentix Gaines, with the exception of qualified service animals.

Authentix Gaines offers a full set of modern amenities, including a swimming pool, a 24-hour fitness center, a community clubhouse with WIFI and a coffee bar, an outdoor grilling and gathering area, a leash-free pet playground, and a pet spa. Select communities also feature pickleball courts, bocce, fire pits, hammock gardens, and on-site car care areas.

Yes. Authentix Gaines features a swimming pool for warm-weather relaxation, plus a 24-hour fitness center so you can work out on your schedule — early morning, late evening, or anywhere in between.
