As long as we have it available, you will be able to view the apartment. In the event the apartment is not available, we will do our best to find a floor plan that matches or is similar to the one you are looking for.
Absolutely! We love finding solutions for our residents. There may be limits based on available apartments and the timeframe in which you wish to transfer, however. Call the office for details and options. Please note that if you transfer during your current lease, there is a transfer fee of 75% of your rent owed at the time of signing the transfer paperwork. As a reminder, residents are required to provide a 60-day notice to vacate, in writing, prior to leaving at the end of their lease term.
We require that all residents return their apartment home back to our leasing office in the condition it was given to them at the time of move in. We require your apartment home to be professionally cleaned, along with a professional carpet cleaning in the bedrooms with proof of receipt. It is your responsibility to make sure your electricity is turned off in your name and placed back in our name.If you are leaving prior to the end of your lease term, please contact our leasing office for additional information regarding the process of moving out of your apartment home.
To end your lease early, you will submit a 60 day notice along with an early termination fee. The early termination fee is calculated with your base rent and is equal to one month's rent and 25% of the remainder of the lease (not including the 60 days). This fee is due at the time you give notice.
Great question! There are three ways for you to contact our team to address any maintenance issue you are experiencing.
1.) You can contact our leasing office directly so our team can place the service request in the system for you.
2.) Our online resident portal, Loft Living , will allow you the ease of placing service requests online even after office hours.
In the event of an emergency, such as a fire, flood, AC not working, refrigerator not working, please contact our office directly and you will be prompted for on-call maintenance.
3.) For emergency maintenance needs after-hours, please call our 24-hour on call maintenance at 866-859-9713
In the event of a resident lockout, during business hours, residents can always come up to the office or call our office for our team to open the door to your home.
Should your lockout occur after business hours, there is a $50 lockout fee charged back to the resident for our on-call maintenance team member (866-859-9713) to come out on site and open your front door. Residents are required to provide proof of identification for entry into their home.
Your guest would obtain a paper application from our leasing team. We require the application to be filled out completely and returned with their photo id and income information. Once the guest is approved, you and your guest would sign a new lease adding them on.
You do not need to take any action to sign up for renter’s insurance. We will automatically enroll you in the Get Covered Master Policy program. This program satisfies our insurance requirement and provides up to $10,000 in content coverage for your belongings. It’s one less thing to worry about during your move! If you would like to us a third-party insurance company you are welcome to. Please contact our office for more information.
You are welcome to do all of the above. If you are not able to do any of the above, we have handyman services and you can schedule a service request for maintenance to assist you. The cost is $25 per hour. Please call the leasing office for more details.
